Can you hold a place before I apply?
Depending on the demand we have on properties, ask our leasing officers when you apply and talk to them to see if they are able to do that for you. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Upon signing your lease, the 1st month’s rent is due as well as a security deposit. We prorate the 2nd month’s rent if your lease starts in the middle of the month. -
Is the deposit refundable?
Yes as long as the property is left in good conditions. -
You have a property I want to rent. How do I apply?
Please visit our website to apply online or call us to speak with a leasing agent. -
How do I pay rent?
We prefer rent to be paid online through our Tenant Portals. We accept ACH Bank Transfers and Credit Cards (there is a fee for using a credit card). Tenants can also pay with a check or cashier’s check at our office. -
I want to get a pet. What do I do?
In order to have a pet, you must obtain written authorization to have your pet on the property from the owner. If you have a pet, we will discuss this with the owner. There will also be a required Pet Deposit and monthly pet rent, which are outlined in your lease. -
I want to move out, but my roommate wants to stay. What do I do?
Notify us as soon as possible. We do require a minimum of 30 days notice from tenants to move out. Your roommate may need to sign a new lease upon your departure. -
My lease expiration is coming and I want to move out. What do I do?
We require a minimum of 30 days notice from tenants who want to leave. -
Who is responsible for paying for repairs & maintenance requests?
Tenants are responsible for maintaining the property to the best of their ability. However, we are able to handle your repair and maintenance needs. Maintenance requests are submitted through your Tenant Portal or by calling/texting us about the issues. Maintenance requests are completed on a priority basis, so emergency repairs/maintenance or repairs that may affect the safety of the tenants will be addressed as soon as possible. Please note that if the repair or maintenance is deemed to be a tenant caused accident, you may be billed for this repair, however this is a case by case basis.
